Orlando equipment appraisal is a written, certified value for the excavators, bulldozers, cranes, wheel loaders, forklifts and dump trucks kept in Orange, Seminole, Osceola and Lake counties, prepared by a Certified Machinery and Equipment Appraiser (CMEA). Banks ask for one before lending against a fleet, owners order one to sell, insure or divide equipment, and attorneys need one for a bankruptcy, a divorce or a lawsuit.

Anyone hiring an Orlando equipment appraiser should start with the county each machine sits in, because the county decides the tax office, the U.S. Small Business Administration (SBA) office and, for Lake County, the federal court division.

  • Every machine gets a value of its own, in whichever of the four counties it is kept.
  • Desktop appraisals work from records and photos, so equipment on an Interstate 4 job and in a Sanford yard never has to be brought together.
  • When a bank, an insurer or a court in Orlando wants the equipment seen, an inspection on site is added.
  • One compact track loader bought at a Kissimmee auction can be appraised alone, and so can a contractor’s whole fleet.
  • Every report applies the Uniform Standards of Professional Appraisal Practice (USPAP), the standard a bank’s reviewer or a judge holds appraisers to.

How do I order an equipment appraisal in Orlando?

  1. Answer the four questions

How many machines and what kind. Desktop or on-site, and the city the equipment is in (Orlando, Apopka or Kissimmee is enough). How soon the report is needed. A name and email for the quote. The form takes no uploads.

  2. Get a fixed fee by email

The quote gives the fee, the scope of the work and the day the report will be delivered.

  3. Send your records and receive the report

After you accept, send the equipment list, serial numbers, meter readings and photos on hand. Each machine is identified, described and valued on what those records and photos show.

What should Orlando owners and lenders know before ordering?

Values in the report
Fair market value is what a machine would sell for when neither the buyer nor the seller is rushed. Orderly liquidation value is the price expected when the same machine has to be sold within a reasonable but limited time. Your lender, attorney or accountant names the one the file needs.
Fee
Starting at $295. More machines, an inspection on site or a short deadline raise it. What the equipment turns out to be worth never does.
Turnaround
Same day quotes, each stating when the report will be delivered. A rush is available for a single machine or a handful.
Appraisal standard
USPAP. A CMEA inspects the machines or studies their records, researches the market, writes the report and answers for the value.
SBA loans
The Orlando office of the SBA’s North Florida District serves Orange, Seminole and Lake counties. Osceola County, where Kissimmee is, belongs to the South Florida District. SBA North Florida District Office
County tax on equipment
Florida taxes the equipment a business owns as tangible personal property, its term for movable business assets as opposed to land and buildings. Each county’s own property appraiser assesses it: Orange, Seminole, Osceola or Lake. Orange County Property Appraiser

What should I ask an equipment appraiser about an Orlando file?

Where was each comparable sale held?
Yoder & Frey and Jeff Martin Auctioneers have yards in Kissimmee, and the Ritchie Bros. sales billed as Orlando run from a yard at Davenport, in Polk County. Ask that every comparable sale, meaning a real sale of a machine like yours, be identified by yard and date.
Will each county’s machines stay separate in the report?
A business with yards in Orlando and Sanford answers to two county tax offices, so ask whether the report can be split by county.
Can the fleet be valued without pulling machines off the job?
With Interstate 4 work running through Orange and Seminole counties, a contractor may have construction equipment on several sites at once. Ask whether dated meter readings and photos taken where each machine stands are enough for your lender or court.

What equipment is appraised in Orlando and Central Florida?

Earthmoving machinery, cranes, trucks, forklifts and farm equipment, one machine or everything a business owns.

A dump truck is priced on its miles and service history, and a forklift on its lift capacity, mast and hours.

What affects the value of equipment in Orlando?

How far apart can two bulldozers of the same model be valued?

These two lines come from one delivered report, a desktop appraisal prepared for a lender’s due diligence that stated fair market value. The hours are the ones the owner supplied. Crawler tractor is the report’s term for a bulldozer.

Two Caterpillar D6T crawler tractors from one delivered report
MachineHoursFair market valueWork recorded in the report’s note
2012 Caterpillar D6T10,071$175,000New undercarriage at 7,652 hours. Dozer linkage rebuilt, blade relined, both hoist cylinders resealed, new injectors. GPS grade control.
2014 Caterpillar D6T3,786$350,000New undercarriage at 3,109 hours. New engine at 3,686 hours. Dozer linkage rebuilt, blade relined, both hoist cylinders resealed, new emissions filter (DPF). GPS grade control.

The newer tractor shows 6,285 fewer hours and is valued at twice the older one. Both notes record a new undercarriage and good condition, and only the newer tractor’s records a new engine.

Who uses an equipment appraisal in Orlando?

Lenders. Collateral is what secures a loan, so a bank lending against a fleet wants an independent value for each machine it would hold.

Trustees and bankruptcy counsel. The U.S. Bankruptcy Court for the Middle District of Florida hears cases from all four counties in its Orlando Division, Lake County included.

Attorneys in civil and family cases. The U.S. District Court for the Middle District of Florida places Orange, Seminole and Osceola counties in its Orlando Division and Lake County in its Ocala Division. Divorces and estates go to the state circuits: the Ninth for Orange and Osceola, the Eighteenth for Seminole and the Fifth for Lake.

Owners and their accountants. A county property appraiser sets a taxable figure from the return the owner files, which asks what each item cost. An appraisal says what the machine would sell for, which is what a sale, a buyout or an insurance policy needs.

What should I send once I accept the quote?

The quote needs none of this.

What to send for the equipment Orlando fleets run
EquipmentWhat to sendWhat it does to the value
Excavators and bulldozersThe serial number, the dated hour meter reading, undercarriage photos and any record of a replaced engine or undercarriage.Hours and undercarriage wear set two machines of one model apart.
Wheel loaders, skid steers and compact track loadersThe meter reading, photos of the tires or rubber tracks, and every bucket, fork or other attachment.Tires and tracks are costly to replace, and each attachment is valued in addition to the machine.
CranesThe load chart, which is the maker’s table of rated lifts, the boom length and the newest inspection record.Capacity and inspection history decide which sales of other cranes are comparable.
Tractors and farm equipmentThe hours on the tractor and each implement sold with it.A loader, a mower or a sprayer is valued as an item of its own.

Questions about equipment appraisal in Orlando

My yards are in Orange and Seminole counties. Is that one appraisal or two?

One. Give the total count on the form and name both cities. Put the county beside each machine on your list and the values can be totaled for each tax office.

My business is in Clermont. Is a federal case heard in Orlando or in Ocala?

It depends on the court. A Lake County bankruptcy goes to the Orlando Division of the bankruptcy court, and a federal lawsuit from Lake County belongs to the district court’s Ocala Division. Your attorney settles which applies, and the appraisal is written to the value and date the case calls for.

Is an equipment loan in Kissimmee under the same SBA office as one in Orlando?

No. Orlando is in Orange County, which the SBA’s Orlando office covers. Kissimmee is in Osceola County, which comes under the South Florida District. The appraisal is the same either way.

I rent machines out to contractors around Orlando. Can a rental fleet be appraised?

Yes, machine by machine like any other fleet. Orange County already asks an owner who rents equipment out to report the address where each machine is, so that list, with meter readings and photos, is the place to start.

Do prices from the Kissimmee auctions decide what my machine is worth?

They are evidence, not the answer. A winning bid is what one bidder paid for one machine at one sale, and it counts as a comparison only when that machine matched yours in model, hours and condition.
